









Description
The Senior Estimator is a critical position within RA-LIN. In addition to evaluating project specifications and drawings to successfully bid and win the project, Senior Estimators are expected to serve as lead on Estimating projects. It is also essential that the Senior Estimator set an example for the department both in work ethic and attitude to the overall project. Overall success begins with the Senior Estimator.
Responsibilities
- Utilize and build upon RA-LIN’s estimating system
- Define deliverables and acceptable timeline for each bid or budget
- Bid administration
- Prepares and maintains status of plan reproduction
- Solicits and maintains communication with subcontractors and vendors
- Prepares subcontractor bid packages
- Performs al quantity take-offs with detail sheets and coordinate all additional takeoff provided by the team assignments.
- Transmits addenda and other bid information to subcontractors
- Ensures that we have the proper coverage from subcontractors on bid day
- Contacts supply houses to obtain additional subcontractor bids
- Shows creativity and resourcefulness to gain better pricing from subcontractors
- Submits 100% of bids and budgets by the bid deadline – no exceptions
- Enters all relevant information into Sage (Timberline), Procore, and Microsoft Teams
- Posts Bid review and captures estimate in cost history database
- Supports development of a strategic plan to advance the company’s mission and objectives to promote revenue, profitability, and growth as an organization
- Project Knowledge and Approach
- Reviews bid requirements thoroughly and asks follow-up question on every bid
- Has a thorough understanding of the scope for specific trades assigned
- Develops RFI's and clarifications and ensure adequate subcontractor coverage and shows interest
- Performs a comprehensive "bid day" analysis and scoping of specific assigned
- Understands how to fit subs to the size/scope of project
- Project Approach – develops estimating approach to winning project, key subs, or fee enhancement strategy, etc.
- Creates bid lists that fit scope of job, ensuring that we have the right subs for the project
- Drawing Scrub & doing our homework
- Drives Value with alternate approaches, constructability review and value-engineering ideas on every bid
- During preconstruction, assists Vice President of Estimating in SD and/or DD budgeting as well as “design-assist” activities as needed
- Risk assessment – makes general recommendations concerning project complexity, LD’s, Contract Duration or other bid factors
- Follow up and Closing
- Consistently follows up on submitted bids and budgets with Architect, Owner and/or Construction Manager to close business
- Knows architects, construction managers, property managers, brokers and can close business
- Project Turnover
- Properly turns over bid documents and sub buyout information to Project Management in a timely manner.
- Reviews drawings with Project Management team and highlight Rocks in the Road or areas of concern
- Reviews job cost with Project Management team and highlight any subs/material vendors that require special attention
- Completes Estimating Turnover Form to ensure compliance
- Subcontractor Award
- Works with project team to include but not limited to Project Manager, Superintendent, Project Engineer, and Estimator for the project at a minimum
- Thoroughly checks requirements to buy the proper scope
- Ensures that subs are aware of (and commit to) the project schedule
- Provides subs with as much information as possible to ensure a proper bid/scope
- Subcontractor Management
- Seeks & qualifies new subcontractors
- Holds subcontractors to RA-LIN standards

Relationships
We believe in healthy teams built on trust. Senior Estimators are expected to build strong win-win relationships within the Estimating department and other departments within RA-LIN. This includes external clients but, also project management, marketing, business development, accounting, and superintendents. This requires Ownership, Accountability and Communication.
- Uses experience and knowledge to train and guide other Estimators within the department
- Handles all subcontractor interactions in a professional manner designed to build a long term relationship
- Develops personal / social relationships with selective subcontractors
- Develops relationship to understand pulse of market, sub workload, activity, etc.
- Estimators report to and evaluated by VP of Estimating or Senior Estimators
Candidate Skills, Qualifications & Requirements
- 4-year college degree from accredited university
- Excellent written and verbal communication skills
- Must know Microsoft Office products including Word, Excel, MS Project
- Must be self-motivated & punctual
- Must be able to manage multiple tasks and have excellent follow up skills both internally and externally
- Must be professional and polished in appearance and speech
- Sage (Timberline), P6, BIM, Onscreen Takeoff, and Procore
